Reserved Parking and Dispatchers?

I’m looking at building a dedicated and secure truck parking facility with showers and a lobby, and to alleviate risk for my investor, it got me to wondering how many of the truckers get parking reserved by dispatchers? If I can get the interest of a few carriers now, I can make it happen much more readily, and maybe in multiple locations across the US soon after.

Do many dispatchers handle parking? If not, what percentage of truckers do you estimate go for reserved parking, particularly if we can come in lower than truck stop rates, and offer better security?
